Real World, Real Time, Real Estate Investing™ has coined the term “participation- training™” to describe the most effective method of teaching adults. What is “participation- training™” and how can it help you become a successful real estate investor? We’re glad you asked.

 

Real World, Real Time, Real Estate Investing™ throws out the books and the theory and actually takes you through the entire process of a real world, real live, real estate deal! Everything we do, you are right there to witness, first hand. You don’t have to refer back to a book or call your teacher to ask a question, you actually participate with us.

 

Innovation on the Internet makes this all possible. By using the Internet you can be right there with us as we consider which properties to purchase. You will hear the investment real estate experts discuss which property to buy and why. You’ll be able to ask them why they choose this property over that one. You’ll be right there when they write the offer to purchase. You’ll witness the back and forth of the contract negotiations. The whole process will be transparent to you as it unfolds right before your eyes.

1.  When you register for Real Smart Investor you will receive a welcome kit with all the pertinent information needed to succeed in the program.

2.   Each participation-training requires a six (6) month commitment.

3.   We begin with an orientation of what to expect, when to expect it, and operational protocols.

4.   You “buy” (not literally – we buy, you learn how) your first investment property by working with the  

       professionals.

5.   We locate the property – you’re there; we buy the property – you’re there; we renovate the property – you’re there; we resell the property – you’re there; we take our profit to the bank – you’re there, and now you’re ready to fly “solo.”

You learn from all the experienced professionals that are involved in the deal. This is our “Action Team.” These are the professionals that you will learn from:

Participation-Training Curriculum

 

Orientation Session:

a.       Introductions – meet your “Action Team.”

b.      How to maximize your Real World, Real Time, Real Estate Investing™ experience.

c.       Getting started is easy.

 

 

Phase One – Pre-Purchase

 

Phase one will help you understand what must be done before the investment is purchased. Here issues such as location, market fluidity, financing, maintenance and renovations, carrying costs, and positioning for resale must all be considered and resolved before you sign on the dotted line.

 

You will learn how the professionals strategize to minimize the risk of loss and maximize the profit of the investment. You’ll understand where the emphasis should be placed and where most of the energy is spent. This will help you immeasurably at the start of real estate investing career.

 

Phase Two – Actual Purchase

 

Phase two brings you feet first into the very competitive real estate market prepared to do battle. Girded with the plan we’ve laid out, you work along with us to choose the best investment among the many properties evaluated. You will be in the midst of negotiations and understand how a contract is written to benefit the investor not the owner.

You’ll witness and gain insight into appraisal techniques, the title and closing process, and the all important financing of the investment. You’ll be working along side us as we work with all the professionals needed to make the deal successful. When we have a question or issue, they’ll help us get it resolved, and you’ll be right there to experience it all.

At closing we will review and interpret the HUD-1 so that it makes sense. This is Real World, Real Live, Real Estate Investing™ at its best! You will be so up close and personal you’ll hear the keys jingle as they’re handed over to us.

 

Phase Three – Ownership and Renovation

 

In Phase three, we sweat the small stuff. The property now belongs to us. We’ve got to make sure that it is secured properly. Hazard insurance must be maintained on the property. We’ve also got to “prep” the property for renovations. Learn how to interview construction contractors and separate the wheat from the chaff. Work with us as we oversee the contractors while they remodel the property and make it “buyer ready.”

 

Phase Four – Preparation for Resell

 

Phase four puts you in the home stretch as we begin to market for a buyer and finish up the renovation of the property. You’ll understand why this is an ongoing phase throughout the entire process. You’ll learn the most effective and proven marketing strategies used by successful investors. You’ll know what to say and how to say it, so that you will be in compliance of the law. There are no “flipping” violations when the professionals are working with you.

 

Phase Five – Contract to Closing

 

Phase five is the fun part; that’s when we resale and go to the bank! But, before we get to cash that check, we’ve got to negotiate the best price and help the buyer to close. We need to know how to “shield” our profits from undue “taxability.” And, we’ve got to evaluate what we did right and what we did wrong to make us even better the next time around.
